Defective Shingles

As a North Texas roofing company we receive calls regularly from our DFW Metroplex neighbors needing roof repairs. Roofs can develop leaks, years before a total roof replacement is required. We perform careful roof inspections, diagnose the source of the problem and offer a few solutions to our customers. We discuss options that include taking the least expensive route to temporarily address the problem or doing a larger, more invasive repair that may be more expensive initially but have more permanent results.

Flashing Repairs

An 1/8 inch flashing error is all that is needed to result in a roof leak. If this occurs at a point above a chimney, wall abutment or anywhere on the roof where the natural flow of large volumes of water is interrupted, a heavy rain may cause water penetration and interior damage. Chimney flashing, step flashing and head wall flashing are some of the first places we check for leaks. We replace flashing that has been damaged or become unsealed over time. These areas are then sealed and shingled.

Skylights are a common source of leaks. They add wonderful natural light to a room, but need to be properly maintained. We find older or improperly installed skylights that need to be re-sealed or completely re-flashed.

Pipe jacks

Pipe jacks are another common roof component often needing replacement. Over time, the sun can deteriorate the rubber on the 3 and 1 (resizable) boots causing them to crack. These usually need to be replaced completely every 5-7 years. We have even been called out to one house where squirrels had completely eaten the lead pipe jacks down to ½ inch from the surface of the shingles!

Roof Valleys

Another common repair location is in the roof valley. If ice and water shield was not installed properly (or at all) in the valleys, leaks may occur. Ice and water shield is a critical component for roofs in our area and is a code requirement by some building departments. When we encounter a leak in a valley, we remove the valley shingles and correctly install the right combination of ice and water shield and valley metal, and then re-shingle the valleys. This is the best repair method, however, there are times when the homeowner insists on only applying tar to the surface of the valley because of budget restraints.

Roof Ventilation Repairs

An improperly sealed vent is another source of a roof leak that can be remedied, but there can be a bigger problem resulting from poor ventilation. Improper installation of attic vents may cause an intake of moisture during storms with wind driven rain. The soffit vents and roof vents are supposed to work together in balance. There are times while roofing in the North Texas region that we see a poor design in which roof vents are installed without soffit vents. This causes the roof vents that were designed to exhaust air to inadvertently draw air and rain into the attic space. The ventilation system properly designed will have intake vents at the lowest part of the roof and exhaust vents at the highest part of the roof. One of the solutions when we find this arrangement is to remove the roof vents or install soffit vents. We have been called out to homes where the architectural design of the roof prevents any ventilation. This can have disastrous results. We can safely say that poor ventilation is a serious problem and will often lead to premature failure of a roof system.

Weather Related Repairs

Texas weather is unpredictable to say the least. You know the saying, if you don't like the weather just wait a day. Where else can you go from having the heater on in the morning to turning on the A/C in the afternoon? And add other factors such as high winds, hail and tornado... Well, this unpredictability also causes havoic on your shingles.

Craftsmanship and Product Related Repairs

Poor craftsmanship and product failure are occasionally the sources of a roof repair. It is rare to have complete shingle failure, but every now and again we might see one bundle of shingles that has a defect due to issues at the plant or transportation. That area is stripped and replaced with matching shingles. If a warranty exists on the roof, the company representative will want to view the shingles in question.

Emergency Repairs

If you have a significant amount of water entering your home or place of business during or after a storm, call us to request an emergency cover up or repair to mitigate against further loss until a permanent solution can be reached. Insurance companies generally cover the cost of the emergency repair and prefer their insureds take a proactive response to curtail the extent of the damages.
