For Owners & Property Managers

Roof condition assessment & 5-year capital plan

Know what your roofs will cost before they fail. Revolver walks each roof, tests what is under the membrane, and hands you a written repair-versus-replace plan with budget numbers by year. The assessment fee is credited in full against the work if you hire us.

What the assessment includes

Field survey

Full roof walk: membrane, seams, flashings, edge metal, drains, scuppers, curbs and penetrations, documented with dated photos.

Moisture survey

Moisture meter readings and core cuts where needed to find wet insulation, so tear-off quantities are measured, not guessed. Every core is patched watertight the same day.

Condition rating

Each roof section rated Good, Fair, Poor or Critical, with remaining service life and the leak risk that matters to your tenants.

Recover or tear-off

Whether the roof qualifies for a recover, which is often lower cost and avoids the energy-code insulation upgrade, or needs full replacement.

5-year capital plan

Year-by-year repair, restoration and replacement budget numbers you can put directly into capex and owner reporting.

Fixed unit prices

Wet insulation and deck replacement priced per unit up front on any re-roof proposal, so the budget holds when the roof is opened.

How it works

1. Send the address and roof contact

Building address, approximate roof size, any active leaks and who can give roof access. Portfolios welcome; send the list.

2. Flat fee, quoted before the walk

The fee is set by roof area and quoted in writing before anyone goes on the roof. It is credited in full against a repair or replacement contract signed within 90 days of the report.

3. Walk and moisture survey

Typically scheduled within one week. No interior access is needed unless there is an active leak to trace.

4. Written report

Section ratings, moisture findings, deficiencies tied to photos, the recover or tear-off call, and the 5-year capital plan, delivered as a PDF you can forward to ownership.

5. Firm proposal when you are ready

Pick any line in the capital plan and Revolver turns it into a firm proposal with fixed unit prices for concealed conditions. No pressure to act on the whole plan at once.

Assessment FAQ

Why pay for an assessment instead of a free roof inspection?

A free inspection is usually a sales visit. A paid assessment includes moisture testing, core cuts and a written capital plan you own, and the fee comes back to you as a credit if Revolver does the work.

Do core cuts cause leaks?

No. Each core is a small sample cut through the roof to check the insulation, and it is patched watertight the same day with the matching membrane.

Can you assess roofs another contractor installed?

Yes. Revolver assesses existing TPO, PVC, metal and shingle roofs regardless of who installed them, and notes any manufacturer warranty that is still active.

Will an assessment void my existing roof warranty?

Revolver notes active warranties before any core cut and avoids cutting covered areas without your approval. Where a warranty requires the manufacturer to be notified, we tell you first.
